Rental contracts info

Question

We originally had a 9 year contract on our rented apartment. We have now been there for 10 years and need to move. Did our contract automatically re-new? How much notice do we need to give our landlord? Lastly, is there somewhere we can get some general info about anything we need to do - it hadn't been painted since we moved in, for example, so the walls are dirty; is that our responsibility?

No. Fill holes, and that's it. The landlord will need to repaint.

Thanks. If we go before 3 months - which we likely will- and the landlord gets new tenants before then, are we still liable for 3 months rent?

Thanks for your help! Is there a link somewhere about having to be available to show round prospective tenants? I remember something about having to be available for so many times in the week.

Remember that it is three CALENDAR month's notice. If you don't get notice into the hands of your landlord, and get a written acknowledgement of receipt, today, it will be the end of January before it determines.

Your contract should specify details of viewing arrangements.

It will be in your contract, and no, you don't have to be there at that time - it is the landlord's responsibility to make sure the tenants can be shown round.

Also, stick to those times. I remember estate agents just turning up at any time (with bewildered ex-pats in tow) and demanding to be allowed a visit because they'd arranged that with the landlord. They hadn't, of course, and were rather embarrassed when we rang the landlord to confirm that they were lying.

Thanks. Will we have to replace the carpet or after 9 years is it deemed to have had its life?

I think that after 9 years you are not responsible for any wear and tear. For painting it is 6 years amortisation, for carpets I don't know.
The problem is that landlords pretend to be unaware of these things!
For the visits the appartment normally should be available 2 times a week at pre-defined hours.
