Rent

Question

I live in a one bed room unfurnished apartment .Have a 3 year signed contract. Question i have is under Belgian tenancy rules, does the landlord have to take care of certain mainteance expenses from the rent which i pay as a tenant to him ? For example , my dishwasher and washing machine (supplied by landlord) have some minor issues after one year of usage. I know a little bit of repair will keep them functioning. Do i contact the landlord and ask him to do the necessary and pay up ? Or do i have to do it myself ?

Then it is your responsibility. If the repair is major, it is the landlord's responsibility, UNLESS the major fault is as a result of the tenant neglecting the maintenance or minor repairs.
