Prie of Etat de Sortie??

Question

Hi,
We did an Etat de Sortie last week. The bill from the expert arrived this morning. Cost to us is €180 plus TVA i.e €217.50 in total.
This seems somewhat exorbitent to me. Presuming that the cost is divided between the landlord and us, this would make a total of €360 ex TVA or €435.60 in tootal for less than two hours work.
Does this sound normal?

It is daylight robbery by those "experts".

But, I wonder, can you refuse to share the cost? In France you can do that, and it is the landlord who pays the "expert", but in Belgium?

I try not to do an etat des lieux de sortie to reduce costs for both the landlord and the tenant. An etat des lieux is useful in the case of a difference in opinion between the landlord and the tenant but if both parties are satisfied and have no dispute, why pay for an expert to state that!
I suppose the etat des lieux for you is already done so there's no way to get out of it now. The cost is normal and it's both parties that have to bear it.
If there is a next time, you can appoint the expert yourself and you can try and negotiate his fees. In any case, you have the right to know the fees in advance so that it does not come as a surprise to you when you have to pay.

Maximum cost should have been about €250 including VAT for a large house, and that should have been split.
