Housing Rental Contracts

Question

Hi all,
Just moved to Brussels and will be working here for max 2 years. At the moment am looking for an apartment. All the rental contracts I have seen so far have a clause which says I must pay a penalty if I want to leave prior to termination of lease. I need a lease without this....do such rental agreements exists? Any advice?

No not unless you can get a landlord to include a clause such as that. You could ask for a 2 year fixed contact but you'd be obliged to pay the whole 2 years, even if you only stay a month, you can only get out of fixed contracts with a "diplomatic clause" inserted, or you could go for usual 9 year contract, with the addition of a diplomatic clause or you pay a one month penalty for breaking a 9 year contract at the end of year 2.

I hope you're aware that landlords too often also see the 2 months deposit as theirs and will find as many damages as possible, when you leave.
